How do I know if my roof requires replacement?
If your shingle roof was installed prior to 2000, it will typically have 20 year 3-tab shingles or 25 year architectural shingles on it. Most roofs in our area need replacement at 15 - 20 yrs. And 18 - 25 yrs respectively. Shingles may not meet their warranty period due to lack of adequate ventilation, poor quality installation, inferior product quality for this latitude, and frequent or improper washing.
How do I know if I have a leak?
You will usually see a brownish to yellowish discoloration in your ceiling if it is drywall, and a dark area if it is wood. If you see that the problem is near a plumbing outlet (i.e. bathroom, kitchen, laundry, etc.), it may be related to a damaged plumbing boot. If the problem occurs in the ceiling over the fireplace, or in an area where the roofline intersects a wall, it may be a flashing issue. The other area prone to leaking is a valley, which is addressed today by using a self-sealing underlayment in all valleys.
Why are some of my shingles sliding out?
Improper installation can cause this problem. Shingles require nailing along a specific nail line to hold properly on the decking. The problem is magnified when the shingle is a heavy architectural grade and is on a steep pitched roof.
